What causes a chimney to leak?
Chimney leaks have several common causes: damaged or improperly installed flashing (the metal seal where the chimney meets the roof), a cracked or missing chimney crown, deteriorated mortar joints, spalling brick that absorbs water, a missing or damaged chimney cap, or a cracked flue liner. Can a leaking chimney cause structural damage?
Yes — and quickly. Water entering through a chimney can saturate the surrounding masonry, rot roof framing and sheathing, damage interior walls and ceilings, corrode the damper and liner, and cause mold growth inside the wall cavity. My chimney is leaking in heavy rain only — do I still need to fix it?
Yes. A leak that only appears in heavy rain still indicates a real entry point. The only reason it doesn't leak in light rain is that the volume of water hitting the chimney isn't high enough to overwhelm the partially-failing seal. That threshold will decrease as the damage progresses, and every freeze-thaw cycle makes it worse. Early repair is always cheaper.
